Dholera SIR: A Vision for 2040
The population of Dholera SIR by 2040 shall be 2 million. Yes, you read it right! 2 million people shall reside in a city that is currently home to only a few thousand. Thanks to the economic development, the city is headed for significant growth.
Any idea how many jobs shall be required to meet the financial needs of these people and where they shall come from? As per data released by authorities:
8 lakh new jobs shall be required.
These jobs shall be generated through persistent efforts from the government, focusing on:
Making Dholera a hub for economic activities.
Setting up industrial and manufacturing units within the region and its outskirts.
With a rising population, the basic need for homes cannot be overlooked. As per the latest detailed report on DSIR project, 5 lakh new residential units shall be created in DSIR by 2040.
The construction activity shall be broken up into three phases:
Phase | No. of Units to be Constructed |
---|---|
2016-2020 | 1,27,000 |
2020-2030 | 2,40,000 |
2030-2040 | 1,33,000 |
Many developers are eyeing real estate development in Dholera. However, Smart Homes Infrastructure Ltd. shall stand apart in its contribution. The developer plans to develop 60,000 homes in DSIR by 2040, targeting the construction of 20,000 homes per decade.

Construction activities for two maiden projects in DSIR have commenced, soon to become important landmarks in Dholera.
Dholera has been termed as "an engine for India's economic resurgence" and is envisioned as a global trading and manufacturing hub.
Many international giants are in the process of acquiring vast pieces of land to establish trading and manufacturing units.
The city is also seen as a potential defence and aerospace hub, being the only city in Asia offering plots as large as 8 Sq. Km to defence suppliers for manufacturing and testing equipment.
Sprawling across 920 Sq. Km, Dholera has been strategically divided into six town planning schemes to ensure:
Efficient administration.
Competent promotion of key industrial sectors.
The development is structured into three phases, and the city is expected to go live by 2019 with a population of 1 lakh people post-completion of basic infrastructure and industrial setup.

RERA Compliance
The Real Estate (Regulation and Development) Act, 2016 (RERA) was introduced to
enhance transparency and accountability in the real estate sector. However, it is
important to understand where and how this law applies, as its applicability varies
depending on the type of real estate transaction. RERA primarily regulates residential
and commercial real estate projects, but it does not apply to the sale of land or plots
without construction obligations. In areas like Dholera SIR, transactions involving
final plots (designated land parcels) do not fall under RERA's scope. Similarly,
agricultural land, industrial land, and other specific land transactions may not come
under its jurisdiction.
Understanding these distinctions helps buyers and investors make informed decisions
based on the nature of their real estate dealings.
