Dholera Shall Be a Land of 1 Lakh Residents by 2019: Smart Homes to Cater to Their Housing Demand
Dholera, the city of hope against the persistent problem of rapid urbanization, shall soon house 1 lakh people. As per Ajay Bhadoo, Managing Director of Dholera SIR, the city shall be ready with initial industrial units and required infrastructure to host such a population by 2019.
The sudden surge in population shall cause a spike in housing demand.
Leading real estate brand Smart Homes shall cater to this demand by developing 20,000 value homes in Dholera between 2016 and 2025.
The company aspires to build 1 lakh homes in the 100 smart cities of India in several phases.
Work is progressing rapidly as L&T has been appointed for road and service construction in the smart city.
L&T has secured an EPC contract worth Rs. 1,734.04 Crores during the first Board meeting of Dholera Industrial City Development Ltd. (DICDL) on 30th January.
The firm shall construct major and minor roads spanning 72 kilometers in the city.
The ABCD complex development has been awarded to Cube Constructions Engineering Ltd. with a contract worth Rs. 72.31 Crore.
Wipro Technologies has been appointed for the deployment of ICT, a crucial element for Dholera’s development.
Various projects to be undertaken by Wipro include:
Development of integrated operation centre
E-governance
Data centre
City-wide network
City dashboards
Dholera is estimated to generate 8 lakh new jobs through its manufacturing and industrial base.
This shall attract more people, leading to a total population of 2 million by 2040.
The estimated residential housing demand is 5 lakh new units, encouraging 30 real estate developers to enter the market.

The Real Estate (Regulation and Development) Act, 2016 (RERA) was introduced to
enhance transparency and accountability in the real estate sector. However, it is

without construction obligations. In areas like Dholera SIR, transactions involving
final plots (designated land parcels) do not fall under RERA's scope. Similarly,
agricultural land, industrial land, and other specific land transactions may not come
under its jurisdiction.
