Dholera SIR is India’s first Greenfield Industrial Smart City to achieve a platinum rating by the Indian Green Building Council. It is planned and located approximately 100 km southwest of Ahmedabad. Spanning approximately 920 sq. km and encompassing vast land parcels, DSIR is envisaged as a significant strategic location among industrial cities such as Ahmedabad, Baroda, Rajkot, and Bhavnagar.
It is part of the prestigious Delhi Mumbai Industrial Corridor (DMIC) project. DMIC is a crucial component of India’s most ambitious infrastructure program, the National Industrial Corridor Development Corporation (NICDC). This initiative aims to develop new industrial cities as “Smart Cities” by integrating next-generation technologies across infrastructure sectors.

Dholera’s water management resources meet current ecological, social, and economic needs without compromising future requirements. It aims at effective and holistic management of water resources to ensure sustainability while maintaining efficient supply-demand balance.

Various categories of roads ranging from 18m ROW to 70m ROW have been constructed to ensure efficient circulation and movement of people and goods within the activation area. The design and construction of roads follow international benchmarks.
The road network spans 85 km within the 22.54 sq. km activation area.
Latest design software and 3D modeling are used for planning.
Infrastructure includes stormwater drainage, water supply, sewerage, power, telecommunications, and gas.
A 5000 MW Dholera solar park project is being developed in two phases, approximately 100 km from Ahmedabad. More than 11,000 ha of government-owned land has been identified for this solar park.
The project is expected to attract ₹25,000 Cr. investment.
It will generate employment for more than 20,000 people.
The Mass Rapid Transit System (MRTS) between Ahmedabad and Dholera is designed to provide seamless connectivity within Dholera and between Dholera and Ahmedabad, ensuring smooth movement of people.
An international airport is being developed 15 km from the proposed activation area over 1,426 hectares of land.
The Airports Authority of India (AAI) has completed the feasibility study and secured all necessary approvals.
The airport will handle wide-bodied long-haul aircrafts such as the A380.
The ₹986.61 crore project will be executed on a public-private partnership basis and is expected to be completed within three years.
The NHAI has initiated the Ahmedabad-Dholera Ten-lane Expressway project to enhance road connectivity to the Dholera Special Investment Region (SIR).
Expected completion: FY 2023-24.

Para Transport, Cycle & Pedestrian Pathways
This initiative aims to enhance efficient and sustainable transportation solutions for Dholera SIR.

enhance transparency and accountability in the real estate sector. However, it is
important to understand where and how this law applies, as its applicability varies
depending on the type of real estate transaction. RERA primarily regulates residential
and commercial real estate projects, but it does not apply to the sale of land or plots
without construction obligations. In areas like Dholera SIR, transactions involving
final plots (designated land parcels) do not fall under RERA's scope. Similarly,
agricultural land, industrial land, and other specific land transactions may not come
under its jurisdiction.
Understanding these distinctions helps buyers and investors make informed decisions
based on the nature of their real estate dealings.
