DSIR Project Report Estimates the Housing Demand by 2040 to Reach 5 Lac Units
The official figures are out! The recently released detailed project report on DSIR has estimated the housing requirement in the smart city by 2040 at 5 lacs.
The report outlines the number of homes that need to be constructed in each decade to meet the rising population in Dholera:
First decade (ending in 2020): 1.24 lacs homes constructed.
Second decade (2020-2030): Construction activities to accelerate, with more than double the number of residential housing units created.
Third decade (2030-2040): Construction of 1.33 lacs residential homes.
As Dholera transforms into an economic hub, more employment opportunities will attract people to settle in the city. By the time development is completed in 2040, the population is expected to reach 2 million. To accommodate this growth, the government has planned for the creation of 5 lakh new residential units in Dholera.
Amidst the ongoing real estate boom, Smart Homes has emerged as a significant brand in the residential housing space. The company aims to construct:
20,000 homes in each phase of development.
A total of 60,000 homes by 2040.

RERA Compliance
The Real Estate (Regulation and Development) Act, 2016 (RERA) was introduced to
enhance transparency and accountability in the real estate sector. However, it is
important to understand where and how this law applies, as its applicability varies
depending on the type of real estate transaction. RERA primarily regulates residential
and commercial real estate projects, but it does not apply to the sale of land or plots
without construction obligations. In areas like Dholera SIR, transactions involving
final plots (designated land parcels) do not fall under RERA's scope. Similarly,
agricultural land, industrial land, and other specific land transactions may not come
under its jurisdiction.
Understanding these distinctions helps buyers and investors make informed decisions
based on the nature of their real estate dealings.
