Smart Homes to Bring a New Dimension to the Affordable Housing Segment in India
The ever-rising population of India is not a hidden fact. Being the second most populous country in the world, with 21.9% of the population living under the poverty line, income levels in the country are meager. Having a roof over one’s head, which is a basic human necessity, is barely met by a large percentage of Indians. Thus, there arises a dire need to create affordable housing options for the masses, which is also a mission undertaken by the Government of India (Affordable Housing for All by 2022).
Smart Homes, in sync with the central government's vision, has begun its journey of creating affordable homes in the 100 smart cities of India. The first city chosen by the brand is Dholera Smart City, where it intends to develop 60,000 value homes by the year 2040. With the construction of 20,000 homes in each decade, the real estate firm aspires to reach its target steadily.
While the homes shall be affordable and reasonably priced, they will not compromise on quality and amenities. The concept is to encourage sustainable living with all-inclusive facilities for the residents within a single complex. The builder has an eye for the future and shall deploy ICT (Information and Communication Technology) wherever possible to help residents save continuously on recurring expenditures arising from utility usage.
Security: 24/7 security guards and CCTV cameras to ensure a safe living environment.

According to the DSIR project report, Dholera shall require 5 lakh homes by 2040 to support a projected population of 2 million people. This surge in population shall be observed due to rapid urbanization, as people from rural India move to cities in search of better employment opportunities.
The housing construction plan includes:
1.24 lakh homes by 2020
3.64 lakh homes by 2030
Remaining homes by 2040
The government aims to create 8 lakh new jobs by 2040 in Dholera, enhancing the standard of living for its residents. This goal shall be achieved through:
Manufacturing and industrial setups planned within the city
MoUs signed by various multinational and foreign companies with the Dholera government for setting up plants
Land acquisition for industrial purposes already in progress
Dholera shall come alive in a few years, and with it, a new dimension in the affordable housing segment crafted by Smart Homes.

The Real Estate (Regulation and Development) Act, 2016 (RERA) was introduced to
enhance transparency and accountability in the real estate sector. However, it is

without construction obligations. In areas like Dholera SIR, transactions involving
final plots (designated land parcels) do not fall under RERA's scope. Similarly,
agricultural land, industrial land, and other specific land transactions may not come
under its jurisdiction.
Understanding these distinctions helps buyers and investors make informed decisions
based on the nature of their real estate dealings.
