Dholera SIR: India’s Biggest Greenfield Smart City Project
Dholera SIR, the biggest Greenfield project of India and the first smart city to be developed, has started gaining fame amongst investors.
Once you enter the city, it is easy to notice ongoing construction sites throughout Dholera and its outskirts. Reputed developers from all over the country have identified the upcoming real estate boom in Dholera and have therefore started developing multi-acre residential townships in the city. Investors are also increasingly attracted to the city, and property purchases are on the rise.
If you are purchasing a residential plot in Dholera, you should be aware of certain facts to ensure that you secure a good deal at a reasonable price. Whether the purpose of purchase is for self-use or investment, Smart Homes, the visionary developer, presents to you a list of “Things to Know About Dholera and Buying a Residential Plot in Dholera”:
Dholera is India's first smart city, whose development is personally encouraged by Mr. Narendra Modi, the Hon’ble Prime Minister. Being the largest Greenfield smart city, its scope for economic progress and development is beyond imagination.
Current development activities are primarily taking place on the outskirts of Dholera SIR. More than 30 developers are building residential townships in villages outside Dholera SIR, such as Pacchham, Akru, Ratanpur, Valinda, Fedara, Navagaam, Pipli, and Kamiyala.
Infrastructure development within Dholera SIR, including roads and essential services, shall soon be undertaken by L&T, marking significant progress.
Property appreciation within Dholera and its outskirts is expected to be at similar rates.
Super Area vs. Carpet Area: Most plots in the city are sold based on 'Super Area.' Buyers should understand this term before finalizing a transaction.
Price adjustments for Carpet Area: If a plot is sold based on 'Carpet Area,' the unit price will increase proportionately to match the 'Super Area' unit price. Buyers can expect an average price increase of about 35% when purchasing plots based on 'Carpet Area.'
Amenities Verification: Buyers should carefully review the amenities promised by the developer at the time of purchase and request a detailed list.
Policy & Terms Review: It is essential to go through all policy details, terms, and conditions mentioned by the developer in offer documents and on their websites for absolute clarity.
Dholera International Airport: Approved and expected to be operational by 2020, this airport will play a crucial role in transforming Dholera into a global trading and manufacturing hub as planned.
With all these factors in mind, investing in a residential plot in Dholera can be a lucrative opportunity for both personal use and long-term investment.

RERA Compliance
The Real Estate (Regulation and Development) Act, 2016 (RERA) was introduced to
enhance transparency and accountability in the real estate sector. However, it is
important to understand where and how this law applies, as its applicability varies
depending on the type of real estate transaction. RERA primarily regulates residential
and commercial real estate projects, but it does not apply to the sale of land or plots
without construction obligations. In areas like Dholera SIR, transactions involving
final plots (designated land parcels) do not fall under RERA's scope. Similarly,
agricultural land, industrial land, and other specific land transactions may not come
under its jurisdiction.
Understanding these distinctions helps buyers and investors make informed decisions
based on the nature of their real estate dealings.
